Hallam, Henry Boot's land promotion and planning business, acquired the 23-acre site in 2018 and in November 2023, submitted an outline planning application.

While Maidstone Borough Council did not make a decision on the application, Hallam appealed in May 2024 on the basis of non-determination and successfully secured approval in December 2024.

Henry Boot said the planning consent for the site includes 112 homes and stated it will be actively marketing this site in H125 and expects "strong interest" in the opportunity.

Chief executive Tim Roberts said: "This planning consent paves the way for much needed homes in the South-East region and is expected to generate strong interest from national housebuilders which would translate into a significant transaction for the group this year. It also reinforces our ability to unlock valuable land for residential development across the country."

As of 0930 GMT, Henry Boot shares were up 0.27% at 205.55p.
